Abstract

The RSU Muhammadiyah Darul Istiqomah Kendal Building Construction Project is located in a densely populated area, making the selection of an appropriate foundation type a critical factor, particularly in terms of cost, construction duration, and environmental impact. This study aims to compare the construction cost and execution time of bored pile and driven pile foundations in order to determine the most suitable foundation type for the project conditions. The research method employed is a quantitative comparative analysis based on the calculation of the Project Cost Budget (RAB) and construction duration analysis using project planning data. The cost analysis results indicate that the bored pile foundation requires a total cost of Rp 4,319,300,000.00, while the driven pile foundation requires Rp 4,635,300,000.00, resulting in a cost difference of Rp 316,000,000.00. In terms of construction time, the bored pile foundation requires 31 days, whereas the driven pile foundation requires 24 days. Although the construction duration of the bored pile foundation is slightly longer, the difference is not significant. Moreover, bored pile foundations are more suitable for densely populated areas as they generate lower levels of vibration and noise compared to driven pile foundations. The contribution of this study is to provide technical and economic considerations for selecting foundation types in building projects located in densely populated environments, where such decisions are often still based on conventional field practices. Based on the analysis of cost, time, and environmental conditions, the bored pile foundation is the most appropriate choice for the RSU Muhammadiyah Darul Istiqomah Kendal Building Construction Project
